Payment Schedule
Once you have selected your vacation rental and we have established availability with the owner, we will immediately e-mail your lease, with rental terms to you. Please review carefully; it is a legally binding contract. If not understood, seek competent advice.
To confirm your reservation, 50% of the total rental rate is due with signing of the lease and must be returned to our office within ten (10) days of receiving the lease. The balance, security deposit and cleaning fee, if applicable, is due 45 days prior to occupancy and must be paid directly to the owner. Payments may be by personal check, cashiers check or wire transfer. Reservations made within forty-five days of arrival must be paid in full by cashiers check or wire transfer. We do not accept credit cards.
The security deposit shall be returned when premises are left clean, undamaged, no toll calls have been charged to premises phone and there are no missing items but no later than sixty (60) days from date of vacating premises. Condition of premises to be determined by LANDLORD or LANDLORD's assignee at time TENANT vacates. The security deposit may be retained for late check out time. Unauthorized pets will result in loss of entire security deposit and TENANT will be billed for any additional charges related to pet damages in excess of security deposit.
Cancellation Policy
In the event you must cancel your reservation, contact our office immediately. All cancellations must be in writing and may be e-mailed to our office. We will make every effort to find a replacement tenant, however it may not be possible. If we are not successful, you will be responsible for the full rent. If we are successful in findin g a replacement tenant, all monies paid will be returned to you less 15% commission upon receipt of the payment from the replacement tenant.
Transportation to the Island
You will need to make arrangements to get to the Island. Go to our Island Resource page for a list of the various modes of transportation to the Island. If you plan on bringing a vehicle you will need to make a reservation well in advance. The Steamship Authority is the only ferry that carries vehicles. Go to www.steamshipauthority.com for schedule and rates. Reservations for general public begin February 1st.
Arrival/Departure
Your arrival package including keys and directions to the house can be picked up at our office after 2:00 p.m. on the day of your arrival unless other arrangements have been made. For directions to Harborside, go to our Island Information page and click on Directions to Our Office. Upon your departure please return key to HARBORSIDE REALTY, 256 Edgartown Road, Edgartown unless other arrangements have been made.
Check-out Time
10:00 A.M. It is important that you vacate your rental home by check out time and no later or extra charges may be incurred and deducted from the security deposit. Your legal right to occupy the home ends at this time. This is not only a legal issue but a cleaning as well as cleaners work on a very tight schedule and need to enter the home soon after your departure time.
Cleaning
Tenants are to leave the premises in the same general good and habitable condition. The refrigerator is to be emptied of all food stuff. All debris and rubbish must be removed from the premises and placed in trash barrels provided by the LANDLORD. If premises are left in a condition that requires excessive cleaning, related charges will be deducted from the TENANT's security deposit. Close all windows and lock the premises and return the key to HARBORSIDE REALTY, 256 Edgartown Road, Edgartown.
Linens
Most rental properties do not supply linens or towels unless specified on listing information. Bed coverings and pillows are included. You must bring your own linens and towels or if you prefer you can rent these items on the Island at Takemmy Cleaners. www.takemmycleaners.com. They will deliver and pickup with prior arrangements. When vacating the premises, place linens on the porch or deck for pickup by supplier.
Pets
Many of our homeowners are pet lovers and understand how important it is to travel with your pet. However, unless you have permission from the owner resulting in specific language in your lease for the occupancy of your pet, no animals of any description shall be kept in or upon the leased premises. If you violate this clause, your security deposit will be forfeited.
